How To Tell If Your Roof Needs Maintenance

Our home is usually the biggest investment we will make in our lifetime. It provides us with two of life’s basic necessities – shelter and protection. For this reason alone it’s important to keep the structure of your house in optimal condition and the most important part of your house is your roof.

There are many things that can happen to your  roof  and it is advisable to watch for signs that it requires some  maintenance . This article will provide you with the most important tips to watch out for and will act as a guide to preventive action that you can take so that small problems can be fixed before they become even bigger.

The first thing you should always do is check the roof from inside your home

Look for any spots on the ceiling that have changed color at all. Even the slightest change can indicate that there is water or dampness present and you are going to have an even bigger problem if you don’t take care of the situation pretty quickly. This is probably the most common indication of a problem that you can identify from the inside of your home.

Check if any sections of the roof are sagging!

This would indicate a very serious issue that involves water leaks inside the roof which are creating problems that could be very serious for the entire structure of your home. If you don’t act immediately you might find the whole roof and more will need replacing, if that is not the case already.

Another thing you can look for are any cracks that are showing light from the outside!

You can also inspect this from inside the roof cavity or attic, but this should be done most carefully and it also depends on the type of roofing you have on your house. Always take proper safety precautions when doing anything on your roof.

Now you need to take a look outside and see how things are doing there

You can start by checking all the tiles and shingles on your roof to see if there are any problems with them. The condition of your roof is going to suffer greatly if you don’t make sure all the roof sheathing is in good working condition.

Make sure that the drains and downpipes on your roof are all in top condition and that they are secured to the structure

If you have improper drainage you will put more stress on some sections of the roof than there should be. It might seem like this is not such a big deal but it is vitally important. You could find yourself spending a lot more money than expected if you don’t take care of the gutters and drainage pipes as if they are not draining water freely they make leak into the building cavity causing chaos.

Check under the shingles

Another sign to watch out for is stains on the underside of the shingles that might not be visible from inside the house. This is very important and if you find any spot that looks darker than the surrounding area indicates that you should take action immediately and have them replaced.

The kind of roof you have is also going to be a factor in how durable it is

There are many different materials used for roof construction and they all have their own idiosyncrasies. It would pay you to have your roof checked by a professional roofing expert as they will give you an accurate diagnosis of the situation. They can even put in place a maintenance plan for you so you will always be on top of things before they turn bad, thus saving you a lot of money in the long-term.
